LEHI, Utah, Dec 29, 2017 -- Nicole Reinhardt has been selected as the 2017 Property Management Inc. (PMI) Franchisee of the Year. Reinhardt is the owner of Colorado Casa PMI, Team of the Rockies, which also won the 2017 Largest Residential Acquisition award.
The PMI Franchisee of the Year award is an annual recognition of PMI’s top performing franchisees, who have experienced exceptional success and growth with their franchises by incorporating PMI’s leading edge property management tools and strategies. The winner is announced at PMI Summit, PMI’s annual conference and convention.
Five years ago, Reinhardt was employed as a Registered Nurse, her husband, Robert Hunter, was working in the National Guard, and they were raising their 3 boys. Looking to own their own business in order to have more time to spend with family, the pair contacted a franchise consultant who connected them with PMI Executive Director of Operations, Jeremiah Cundiff. PMI was the right fit for the couple and they purchased their franchise in late 2013.
In the beginning, Reinhardt continued working as a homecare nurse in the day while building property management business in the evening, joining networking groups like her local chapter of Business Networking International (BNI). It was through this membership that she met a real estate agent who was managing 20 properties and looking for an office to work from. Reinhardt hired her as an independent contractor, and through this partnership the two were able to build their portfolio to 70 properties. By July of 2015, Nicole obtained her Real Estate License and began working her PMI franchise full time.
Reinhardt continued to prioritize the networking component of her business as a way to obtain leads and referrals. One evening, while attending a Real Estate class, she overheard competing property manager Jorgette Krsulic say that if she found the right person, she would sell her business. Despite having never met Krsulic, Reinhardt saw the opportunity and moved on it. She introduced herself to Krsulic, and let her know that she would love to discuss the possibility of taking over her 267 door business. The move paid off for Reinhardt, and the two became friends and business partners. Krsulic became Reinhardt’s broker, they shared an office and began working out the plan for Nicole to take over Krsulic’s business. The deal they cut included acquiring the commercial building the business was located in as well as the managed properties. This process took about a year, and the acquisition was completed on September 1, 2017. Earlier in the year, Reinhardt was able to complete an additional acquisition of 70+ doors, bringing her total number of doors to 425. As PMI’s Director of Acquisitions Aaron McElhiney says, “Acquisitions is the fastest way to grow your property management business.”
Reinhardt says that buying a PMI franchise four years ago was an investment in her family’s future and her advice to other franchisees is to “Get up and do something for your business every day.”
